Agreement and scope
These Terms of Service govern access to Mortgage Early Payoff and its public calculator, educational explanations, amortization schedule, charts, and related pages. By using the site, you agree to these Terms. If you do not agree, do not use the site.
The current public V1 service is free and does not offer user accounts, paid subscriptions, saved mortgage scenarios, or user-generated public content.
Educational estimate only
Mortgage Early Payoff provides general educational estimates. It is not a lender, mortgage broker, loan servicer, financial adviser, tax adviser, or law firm. Nothing on the site is financial, investment, tax, legal, credit, or loan-servicing advice, an offer of credit, or an official payoff quote.
You remain responsible for decisions based on your own mortgage documents, household circumstances, and professional advice when appropriate. Before making a payment or paying a loan in full, confirm payment instructions, prepayment terms, and an official dated payoff amount with your mortgage servicer.
Calculation assumptions and limitations
The calculator models a fixed annual interest rate with monthly principal-and-interest amortization. It assumes recurring extra amounts and an optional lump sum are permitted and credited directly to principal in the selected month.
The model does not include adjustable-rate changes, daily-interest conventions, escrow, property taxes, homeowners insurance, mortgage insurance, HOA dues, servicing fees, late charges, loan modifications, recasting, tax consequences, or loan-specific prepayment penalties. It also rounds displayed values for readability. A servicer may calculate or post payments differently, so actual payments, interest, payoff dates, and payoff amounts can differ.
Your responsibilities
You agree to:
- Enter figures you are authorized to use and independently check important results
- Use the calculator as a planning aid rather than a substitute for loan documents or professional advice
- Confirm that extra payments are allowed and correctly designated for principal
- Avoid sending sensitive identity, banking, or loan-account information to support
- Use the site lawfully and without interfering with its availability or security
Acceptable use
You may use the public calculator for personal, educational, and reasonable internal business evaluation. You may not attempt to bypass security, disrupt the service, introduce malicious code, scrape the site in a way that materially degrades availability, misrepresent the site's output as an official lender document, or use the service in violation of applicable law.
Content and external sources
The site's original interface, explanatory copy, and software are protected by applicable intellectual-property laws. These Terms do not transfer ownership or grant permission to republish the site as your own service.
Links to government guidance and other external resources are provided for context. Those organizations do not sponsor or endorse Mortgage Early Payoff, and we do not control their content or availability.
Availability and changes
The site is provided on an "as available" basis. We may correct calculations or content, change or remove features, restrict abusive access, or suspend the service for maintenance or security. We do not promise uninterrupted availability or that every estimate will be error-free or suitable for every loan.
Material changes to these Terms will be posted on this page, and the date at the top identifies the current version. Continued use after an update constitutes acceptance of the revised Terms.
Disclaimers and limitation of liability
To the fullest extent permitted by applicable law, the service is provided without warranties of merchantability, fitness for a particular purpose, non-infringement, or accuracy. Mortgage Early Payoff is not responsible for decisions, payments, missed opportunities, penalties, tax effects, financing costs, or other losses arising from reliance on an estimate or an external resource.
To the fullest extent permitted by applicable law, liability arising from use of the free service is limited to direct damages and excludes indirect, incidental, special, consequential, exemplary, or punitive damages. Some jurisdictions do not allow particular exclusions, so those exclusions apply only to the extent permitted.
